Rental Management Program Our main objective is to provide a positive experience for both the guest and the property owner. Keeping in mind your objective of earning additional income to cover the costs associated with owning a vacation property and the guests' objectives to having an enjoyable vacation in La Manzanilla we achieve this through on-going communication with the prospective guest to ensure the vacation property is the right fit for the guests and the property owners. The ultimate goal of LM PM is to keep your guests coming back. We have listed below 3 different rental programs to choose from. Full Rental Management Program
Marketing – LM PM will list your rental on our website and link it to other vacation rental websites to maximize your rental exposure. A promotional sheet for your property will be prepared. LM PM will show your home to potential renters where possible. Take and edit photos and listing information as required. Prepare a Rental Market Evaluation. Communicate with potential clients for your rental and lead them through the booking process.
Managing of Calendars – LM PM will manage the calendar on behalf of the homeowners. LM PM strongly recommends that they be in control of your calendar to ensure a smooth problem free booking system. The calendar system is automated and accessible to the homeowners for their viewing. Reservation Maintenance – LM PM will provide confirmation of rentals and collection of deposit, final payment and room tax. LM PM will disburse on your behalf the room tax collected to the Mexican government. The property owner will be responsible for reporting their rental income while filing their income tax. Rental monies will be accepted by Visa or Master Card on homeowner’s behalf and will be disbursed to your Paypal Account upon completion of the guest stay along with a detailed Statement of Disbursements and Guest Reservation Account. Guest Services – LM PM will meet and greet your guest upon check-in/check-out and will maintain a professional relationship with your guests throughout their stay. A personalized welcome letter will be created for your guest. Special Request Services include arranging additional maid service, grocery shopping and supply services (see fee schedule at bottom of this page). Fee: 20% of rental income. This will be divided with other agencies and home owner when applicable. Modified Rental Management Program
This program is designed for the property owner who does not require the Guest Services (above) and is able to manage their own rental. The services that are included in this listing are identical to the Full Rental Management Program with the exception the homeowner or designated property manager will assume full responsibility for meeting and greeting the guests providing ongoing contact throughout the guest stay. The homeowner or designated property manager will be responsible for all aspects of the guest stay. Fee: 15% of rental income. This will be divided with other agencies and homeowner when applicable. Rental By Owner Listing Program Marketing – LM PM will list your rental on our website and link it to other free vacation rental websites to maximize your rental exposure. Take and edit photos to create the listing (up to 20 photos). Managing of Calendars – LM PM will manage the calendar on behalf of the homeowners. LM PM strongly recommends that they be in control of your calendar to ensure a smooth problem free booking system. The calendar system is automated and accessible to the homeowners for their viewing. All inquiries go directly to the homeowner or designated property manager. In this case the homeowner must keep LM PM informed of any pending or confirmed bookings so that LM PM can amend the online calendar. The homeowner or designated property manager will assume responsibility for all aspects covered under the Reservation Maintenance and Guest Services sections listed above. It is strongly recommended that the property owner be registered with hacienda and have on display in their rental property a valid uptodate hacienda license. Fee: $150 USD (or equivalent in Pesos MN) per listing.
